The following is a sample list of the services we provide:
Property Management - Capital Concierge Property Management will help you in all aspects of managing your property. We will tour your site and note your concerns and needs. From that visit Capital Concierge Property Management will develop an appropriate management strategy and present it to your Board of Directors. Once the strategy is approved Capital Concierge Property Management will work diligently with all of the owners and staff of your Condominium Corporation in order to promote the type of living environment your owners expect.
Financial reporting - Depending on the stage your Condominium Corporation is at, we will either work with the existing budget or create one for you. Capital Concierge Property Management will collect and administer fees and bank accounts. As well, we will ensure you have an updated Reserve Fund Study and are compliant with all aspects of the Condominium Act.
Superintendent position - Depending on the size of your building you may or may not have a superintendent. Those buildings that do have superintendents will be required to replace these individuals when they are sick or on holiday. Capital Concierge Property Management provides this placement service. For those buildings with no superintendent, Capital Concierge Property Management can arrange to have a part time superintendent visit your property to maintain the building and common areas.
Property Maintenance - Capital Concierge Property Management will help your Corporation keep your common areas litter free and in good repair.
Emergency Service - Capital Concierge Property Management Service can provide any degree of emergency response that is required. Some Corporations require an answering service while others require a direct line to the property manager 24 hours a day.
Board of Directors - Capital Concierge Property Management will advise your board on issues that require assistance. We will attend all board meetings and your Annual General Meeting.
Sourcing Contractors - Capital Concierge Property Management will source professional contractors who are as service oriented as we are.
